As the Director of Capital Projects and Construction one of the principals of DAC lead the design and construction of improvements behind the curb that included replacing and adding sidewalks, street lights, trees and other landscaping improvements.  The areas of downtown Houston ranged from the streets adjacent to several Fortune 500 company's high-rise office buildings and the historic warehouse district known as NoHo (North Houston) where residential loft apartments require a different, softer, neighborhood ambiance.

The sidewalk improvements provide a first-ever accessible pedistrian connection from San Jancinto St. at Buffalo Bayou through the residential, restaurant and commerical district and back to Minute Maid Ball Park.Image

With the installation of 23 miles of large diameter water line across Houston an equal number of miles of streetscape was improved. The water lines as a minimum required reconstruction of at least half the roadway and adjacent curbs and shoulders or ditches. Installation of new driveways and other often privately owned improvements at the edge of the rights-of-way was replaced.

Under contract to the Upper Kirby District and Upper Kirby TIRZ, DAC managed the design process and installation of the beautiful landscaping underneath the oaks on Richmond between Buffalo Speedway and Greenbriar.

Phase 3 of the Cotswold Program has been completed. The improvements were to the streets and sidewalks on Caroline Street and the streets north of Minute Maid Baseball Park.

The final contract of Phase 2 of the Cotswold Program is underway. All other contracts are complete and in service. The only remaining project is the Bayou Pedistrian Connections Phase 2C-1. Image

Phase 2c-1, the Bayou Pedistrian Connections project is the last project as time was required to meet the City's desire for the Cotswold team to completed work not done by METRO during the initial light rail construction project. The incomplete METRO work was for the completion of Phase 1 of Allens Landing under the Main Street Bridge.

The Cotswold Program is in three phases that include 9 projects that adjoin and in some cases overlap. ImagePhase 1 included three projects in the front door of the soon to be opened Minute Maid Baseball Park. The race to complete the streets and the stadium was a tie as they were both complete for opening day.
